-- HOUSE RULES --
• No smoking
• No pets allowed due to allergy
• No events, parties or large gatherings.
• Quite hours: 10pm to 9am. We have a city Counselman live next door, so definitely no party or no loud music.
• Noise level during weekday: please manage the noise as a courtesy to the neighbors who live there. Don't be too loud as weekdays are workdays for them.
• Must be at least 25 years old to book
• Check-in time: 4pm, Check-out time: 10am. Late check-out incurs a fee of $50 per hour.
• Sleep 12 (8 adults, 4 kids) max. Unregistered guests will incur a fee of $100 per person.
• Fire is not allowed anywhere in the house except for grilling area
• Do not engage any illegal activities on the property

• MAIN LEVEL: 2 bedrooms, no bathroom
○ Bedroom 1: a King bed with 50" Roku TV (Bring your own password, no cable channel)
○ Bedroom 2: a trundle bed (twin/full/twin)
○ Big sofa and a big 75" smart TV
○ NOTE: It's a little inconvenient as there is no bathroom at this level, we only have 2 bathrooms in the upper level. We planned to add another bathroom in the near future.
• UPPER LEVEL: 2 bedrooms, 2 bathrooms, with an open concept living, dining, kitchen area
○ Bedroom 3: a Queen bed with a Roku TV (Bring your own password, no cable channel)
○ Bedroom 4: a King bed with a Roku TV (Bring your own password, no cable channel)
○ Dinning table with 6 chairs and a bench
○ Coffee bar and a dedicated working area
• LIVING ROOM: Sofa with pullout Queen bed, and a big 75" smart TV
• KITCHEN: Fully equipped, Keurig with K-cups, drip coffeemaker, toaster, spices and other cooking essentials, kid dinnerware
• OUTDOOR LIVING:
○ Nice size swimming pool with lounge chairs, landscaped and gorgeous covered area for evening get togethers
○ Wraparound porch for beautiful sunset and firework enjoyment.
○ Gas grill (if the propane tank is out, we expect GUEST will exchange for new one at the gas station)
○ Firepit (Guest will purchase your own fire starters and firewood at the nearby Walmart)
○ Beach chairs, beach toys, indoor shower, outdoor games
• POOL:
○ No extra charge for heated pool. Recommend from October to May.
○ If the weather drops below 60-degree F, pool heat temperature might not reach 85-degree F.
○ Pool is clean after each reservation.
○ Do Not touch / change the pool temperature control panel.
• GENERAL: Air conditioning, central heating, linens/towels, washer/dryer, laundry detergent, ceiling fans, hairdryers, complimentary toiletries, essentials, pack and play grip, high chair
• FREE PARKING: 4 cars in the drive way

• The front door has an electronic lock, you will be provided the code 1 day before check-in
-- GUEST INTERACTION --
• This house is owned and managed by me and my wife, no Property Manager. If you encounter any issue or need anything to make your stay the best experience, we are here to help, answer your call personally
• We are not local, but we’re available via phone call, text or email from 8am CST to 11pm CST.
-- SECURITY --
• For our safety and yours, there are 2 security cameras that automatically record audio and video of the exterior of the property. One is at the doorbell and one is above the garage door, both point towards the driveway.
• These cameras are activated by motion and will record anyone that walks in front of them. These recordings are saved and can be reviewed and shared with the booking platform. If we believe that house rules are being violated, we have the ability to access these cameras in real time.

• Weekly Pool cleaning/maintenance is Thursday morning. In addition, pool is clean and balanced with chemical after each reservation.
• Lawn mowing is scheduled ONCE a week on Thursday
• Pet control MONTHLY.
• Trash service: TWICE a week: pick up on Tuesday morning and Friday morning
-- FEES AND REFUND--
• Cleaning Fee: $275
• Pool Cleaning Fee: $60. Pool will be cleaned after each reservation.
• Management Fee: $27
• NO refunds will be given for weather conditions, so please plan accordingly, including being prepared with food. We recommend our guests to purchase travel insurance.

-- OTHER IMPORTANT THINGS TO NOTE --
• Out of respect for the holidays and our employees, we do NOT allow any check in on Thanksgiving Day and Christmas Day. Please check with host before booking.
• Security Deposit of $300 will be hold on your credit card 2 days prior to check-in and release 3 days after check-out. You may be charged up to $300 for any damages.
• Unregistered guests will incur a fee of $100 per person. Please make sure you put correct number of guests in the reservation.
• Read and sign the Rental Agreement within 24 hours of booking, which will be sent by 3C Vacation Homes via email.

For cancellations made within 7 days prior to the arrival date, no refund will be issued.
